Terms of Use

The service

SWFL Leads ("we") publishes weekly lead lists for Southwest Florida built from public records: building permits, certificates of occupancy, state business filings, property appraiser records and restaurant and hotel license records for Cape Coral, Fort Myers, Fort Myers Beach, Lee County and Marco Island. By subscribing to, downloading or using a list you agree to these terms.

How you may use the lists

Lists are licensed to you for your own business use, to find and contact prospective customers. You may keep copies for your own records. You may not share your login, delivery email or files with people outside your business.

Phone numbers and compliance

Contact data in our lead lists, including phone numbers and any do-not-call or mobile/landline flags, is provided as-is, for your own business use. It is not a guarantee that a number may lawfully be called or texted.

You are solely responsible for screening every number against the National Do Not Call Registry, the Florida No Sales Solicitation Calls list, your own internal do-not-call list and any applicable litigator list before you contact it. You are also solely responsible for obtaining any consent the law requires for automated calls or texts, including under the Telephone Consumer Protection Act and the Florida Telephone Solicitation Act, and for following every other federal and state law that applies to your outreach.

Any do-not-call flag we include comes from a third-party screening service. It is a convenience and does not replace your own screening.

No resale

You may not resell, sublicense, publish or otherwise redistribute the lists or any part of them, and you may not use them to build or feed a competing lead list, directory or data product.

Accuracy of the data

Public records are incomplete, late and sometimes wrong. Each list says how a contact was found, and you should read those labels before relying on a name.

  • A property owner or landlord contact is the owner of record for the address. It is not necessarily the business that is opening.
  • A possible tenant contact is matched from other records. It may be a current or former occupant of the address.
  • A permit applicant may be the tenant, an agent or a contractor.

We provide the lists as-is and do not warrant that any record, name, address or phone number is accurate, complete or current.

Data sources

Lists are compiled from public records published by the cities and counties listed above, the Florida Department of State (Sunbiz), the Lee and Collier County Property Appraisers and the Florida Department of Business and Professional Regulation.

Some business phone numbers and websites come from open data published by the Overture Maps Foundation. Its licenses vary by source, and attribution is available on request.
